Possession and Concession of Land in Costa Rica

Costa Rica today is one of the fastest growing economies in the world. Like any other growing country, Costa Rica is also amending its constitution to make room for development and rise in stature. As a result many a realms of the industry and the law have seen major changes. As evident, Cost Rica akin to any other growing country or emerging economy has brought in sweeping changes as and when required. Many of these changes have encompassed the possession and concession of land in Costa Rica and the changes have been for the better.

With more and more people coming in to settle in Costa Rica either for business purposes or for retired living, land has become the most after since it is essential for real estate development or for development of industry. Settling in Costa Rica is no easy matter but the relaxations and acceleration of rules and governance have made sure that the process is easy for qualified personnel to own or lease land in Costa Rica. With such relaxations, the possession and concession of land in Costa Rica has become much easier, especially to people who are new to the country.

The Costa Rican Constitution records a well devised set of land regulatory laws that ensure the growth of the state’s economy. The best feature about these laws is that unlike most countries of the world, Costa Rican land laws concentrate on equal treatment of both the natives and the foreign visitors looking to own a piece of land for whatever reason. The beautiful ecological paradise called Costa Rica is primarily a beach land. Therefore the most commonly found houses are the beach houses that add to the scenery of the dreamy coastlines. The Costa Rican land acquisition rules assure a more or less restriction free ways of ownership of private lands. The only exceptions are the ones that are given or sold to the citizens as a part of government programs. These properties can only be passed on to others after they have been held by the owner for a definite period of time. But the fact that makes this land a perfect place to buy land is that almost any one can buy land in the place irrespective of whether they have a valid citizenship, or they hold a stable property in the land.

The Costa Rican land and property related laws are mostly devised on the purchase of Maritime properties. The government gives out considerable concessions on the purchase of these low-priced beach properties. The local Municipal governments chiefly administer and grant the concession schemes provided by the government for possession of land in the maritime zones. The site must gain an approval from the local Zoning Plan (Plan Regulator) before the concession is granted to the land-owner. The rights and terms of ownership to be enjoyed by the land-holder are only defined in the concessions. These concessions that mostly last for five to twenty five years are registered in the concession Registry in the public registry. These concessions are given in lieu of a annual fees. Failure in paying these fees will result in the cancellation of these privileges provided to the land owners.

Factors like these have sky rocketed the prospects of real estate within the country in a very short period of time. Excellent governmental policies also make this a preferable site for land buyers from all over the world.
